Short answer
Ranch View homes, south of 75th Street around Ranch View Elementary, are mostly New Traditional and Colonial-style houses with attached garages, and we paint them inside and out. Built mainly in the late 1980s and early 1990s, they often need garage doors, trim and soft sills handled before a full exterior repaint.

Attached garages: the door, the trim and the floor
An attached garage puts a big panel of steel or wood right on the front of the house. Steel doors are washed, scuffed and spot primed where rust has started, then painted in an exterior finish suited to metal. The wood jamb and trim around the opening sit close to the driveway, where splashing water and tracked-in road salt soak in, so we probe them for soft spots first.
Inside, a stained or dusty garage floor can take an epoxy or polyaspartic coating, but only after the slab is ground or etched so the coating grips. Mild weather helps it cure properly. Painting the garage walls at the same time brightens the space and seals any taped drywall, and since the garage is already emptied, both jobs fit one visit.
Colonials and New Traditionals from around 1990
Houses from these years have had three decades or more of Chicago-area weather. Window sills, the bottom edges of trim and door jambs are where water lingers, so rot repair often comes first. After that, siding is washed, scraped where loose, caulked and spot primed, then finished in two coats. The normal first autumn freeze arrives around October 19, so exterior work is scheduled well ahead of it.
Inside, a typical list is cabinets, doors and trim that have taken years of daily use. Cabinet doors come off and get degreased, sanded and primed before spraying, and interior trim gets the same patient prep before enamel. Jobs Ranch View houses tend to need
Garage Door Painting
Most homes here have attached garages, and the door is often the largest painted surface facing the street.
Garage & Basement Floor Coatings
Attached garage floors take road salt and spills, and an epoxy or flake coating makes them far easier to clean.
Exterior House Painting
Homes built mostly in the late 1980s and early 1990s need careful scraping and priming before the next full repaint.
Wood Rot Repair Before Painting
Garage jambs, window sills and trim bottoms near the driveway soften first, so they are repaired before paint.
Kitchen Cabinet Painting
Kitchens from around 1990 often have stained wood cabinets that can be primed and sprayed in a lighter color.
Trim, Baseboard & Door Painting
Interior panel doors and baseboards from that era freshen up well with sanding, primer and a durable enamel.
